If you've been putting off even looking into buying a home because you're convinced you're "not ready," you're not alone — and you're probably more ready than you think. I talk to first-time buyers every week who talk themselves out of starting the process based on assumptions that just aren't true anymore. Here are three truths I wish every first-time buyer heard before they gave up on the idea.

Truth #1: You Don't Need 20% Down

This is the single biggest myth keeping people on the sidelines. Conventional loans can go as low as 3% down, FHA loans as low as 3.5%, and VA loans (for eligible service members and veterans) can require $0 down. On top of that, down payment assistance programs — grants, low-interest loans, and closing cost help — exist specifically to close this gap, and a majority of homes on the market qualify for at least one. Waiting to save 20% could mean waiting years for something you may already be able to do today.

Truth #2: Your Credit Doesn't Have to Be Perfect

A 620 score can qualify for a conventional loan. FHA loans go even lower. If your credit isn't where you'd like it, that's a conversation worth having now, not a reason to wait silently — a lender can often show you a clear, short path to qualifying, sometimes in a matter of months rather than years.

Truth #3: "Pre-Approved" Isn't Scary — It's Just Information

A lot of buyers avoid getting pre-approved because they're afraid of the answer. But pre-approval isn't a pass/fail test — it's a conversation that tells you exactly where you stand and what it would take to get where you want to be. Even if the answer today is "not quite yet," you walk away with an actual plan instead of a guess.
