Is There a Best Week to Buy a Home in Orlando? What the Data Says

Realtor.com says Orlando's best week to buy falls Oct. 25-31. Here's what that means for Orlando buyers and how to be ready.

If you've been waiting for the "right time" to buy in Orlando, a new analysis has a specific answer: the last week of October.

What the report says Realtor.com's 2026 Best Time to Buy report looked at seasonal patterns from 2018 to 2025 (skipping 2020) across 50 metro areas. For Orlando and Jacksonville, the best week landed on October 25-31. Nationally, the best week was September 27-October 3. Florida's late-fall window comes later than the national one.

For Orlando, the report found that during that week, compared with the rest of the year:

  • About 12.3% more active listings than an average week
  • Buyer competition about 38% below its annual high
  • Median asking prices about 3.8% below their seasonal peak
  • Homes staying on the market about 15 days longer

In plain English: more to choose from, fewer people competing for it, and more time to decide.

What this does and doesn't mean These are patterns from past years, not a guarantee for any single week. Orlando is a collection of very different neighborhoods, and the right home in the right place can still move fast. Even the report's economist says buyers should use the window strategically rather than treating one week as a deadline.

How to be ready before Oct. 25

  • Know your must-haves. Decide what's non-negotiable (location, beds and baths, commute, HOA or no HOA) so you can move with confidence.
  • Get insurance quotes early. Roof age and major systems can change your monthly cost, so don't leave this until you're under contract.
  • Tour before the window opens. Seeing homes now helps you spot a good one when it matters.
  • Check the HOA. If the community has one, review the fees, reserves and rules before you commit.
  • Plan to be flexible. If the right home shows up earlier, you don't have to wait for a date on the calendar.
