You Don't Need Everything Figured Out to Start Your Home Search

by Siedah Phillips, MBA

Waiting to feel 100% ready can keep you stuck. Here are three small steps to start your Orlando home search today.

Most buyers I meet say some version of the same thing: "I'm not ready yet."

Not enough saved. Credit could be better. The timing feels off. Rates are in the news. Sometimes those concerns are real and worth working through. But many times, "not ready" really means "I don't know what the first step is."

Here's the truth: you don't have to have everything figured out to begin. You only need the next step. A few small ones can move you from "someday" to "I have a plan."

Step 1: Write down your "why." Before neighborhoods and floor plans, get clear on the reason. More space for your family? A shorter commute? Tired of rent going up? Your why will keep you steady when the process gets noisy.

Step 2: Have a no-pressure conversation with a lender. I'm a realtor, not a mortgage lender, so I don't run numbers or quote rates. That's the lender's job, and a good one will tell you where you stand, what you could qualify for, and what to work on if you're not there yet. I work closely with a trusted lender and I'm happy to connect you. There's no obligation, and knowing beats guessing.

Step 3: Start looking, just to learn. Browsing homes and touring a few neighborhoods doesn't commit you to anything. It teaches you what you like, what areas fit your life, and what the Central Florida market feels like right now.

Small steps are still progress. A year from now, you'll be glad you started today, whether that means buying soon or knowing exactly what to do first.

Ready to take step one? Reach out any time. I'll help you sort out where to begin.
