Mortgage Rates This Week: 30-Year Fixed Rises to 7.40%
Mortgage rates moved up again this week. According to Freddie Mac's Primary Mortgage Market Survey released October 8, 2026, the average 30-year fixed rate is 7.40%, up from 7.28% last week and 6.30% a year ago. The 15-year fixed average is 6.73%, up from 6.60% last week.
That's a 0.12-point increase on the 30-year in one week. These are national averages, so the rate a lender offers you can be higher or lower depending on your credit, down payment, loan type and more.
What this means if you're buying in Central Florida
Rates are one piece of the picture, and they change weekly. A few things worth keeping in mind:
- Your rate is personal. The Freddie Mac number is an average. Only a lender can tell you what you'd be offered.
- Shopping around matters. Comparing offers from more than one lender is one of the simplest ways to see where you stand.
- Rates aren't the only lever. Loan type, down payment, and assistance programs can all affect your monthly cost. Program terms change often, so check the official sources.
- Timing the market is hard. Rates move week to week. Many buyers focus on finding the right home and the right budget, then revisit the rate if it improves.
