A Private Country Club for Exotic Cars Is Coming to Dr. Phillips
A new private country club for exotic cars is planned for Dr. Phillips. Here's what's been announced, who's behind it, and what it could mean for the neighborhood.
If you follow Dr. Phillips news as closely as I do, you probably already saw it on Instagram: a private country club built entirely around exotic cars is headed to our neighborhood. It's the kind of project that makes you do a double take, so I pulled together what's actually been announced so far.
What's Being Built
The project is called Carbon Car Club, and it's being developed by Unicorp National Developments — the same group behind several other notable projects around Central Florida. The concept is part country club, part automotive showcase: a members-only space where owners of Ferraris, Lamborghinis, Rolls-Royces, and other exotic and collector cars can store, display, and enjoy their vehicles alongside amenities you'd expect at any upscale private club.
Where It's Going
The club is planned for a 9-acre site on Fenton Street in Dr. Phillips, with renderings showing a resort pool, an arrival fountain, dedicated member parking, a combined clubhouse and car storage building, and tennis and pickleball courts — all laid out on one connected campus.
What's Inside
Early renderings give a good sense of what members can expect:
- An interior car gallery — a climate-controlled showroom where members can store and display their collections, more art gallery than garage.
- A dining room and bar — fine dining literally built around the cars, with vehicles on display as part of the room itself.
- A clubhouse that ties the whole property together, from arrival to the car storage wing.
The Numbers
Reported estimates put the investment in the $25–30 million range, with groundbreaking targeted for sometime in Q2 or Q3 of 2027. As with any project at this stage, renderings and timelines can shift before shovels hit the ground — but the scale of what's been announced is a strong signal of continued investment in this corridor.
Why It's Worth Watching
Dr. Phillips already has a reputation for attracting high-end development — think Restaurant Row, the area's luxury home enclaves, and its proximity to the theme park corridor. A private club built around a seven-figure hobby fits right into that trajectory, and projects like this tend to be a signal of where developers see continued demand and investment. Whether or not you're in the market for a Ferrari, it's the kind of announcement that's worth knowing about if you live here, or if you're thinking about buying here.
The Bottom Line
Nothing has broken ground yet, and renderings aren't guarantees — but Carbon Car Club is a real, developer-backed project with a site, a budget, and a timeline attached to it. I'll keep following this one as more details come out.
Curious how projects like this could affect property values or what else is in the pipeline for Dr. Phillips? Let's talk through it.
