If you work in healthcare, education, first response, or another essential role in Florida, you may qualify for up to $35,000 in down payment assistance. Here's how the Hometown Heroes program actually works.

If you've ever felt like homeownership was just out of reach because of the down payment, I want you to know about a program that's helped thousands of Florida families get there — and you might already qualify without realizing it.

What Is the Hometown Heroes Program?

The Florida Hometown Heroes Housing Program is a state-funded down payment assistance program designed specifically for people who serve their communities every day. It reopened on July 13, 2026 with $50 million in new funding, and it's one of the most generous assistance programs in the country for eligible first-time buyers.

Who Qualifies

This program is built for Florida's everyday essential workers, including:

  • Healthcare workers
  • Teachers and education staff
  • First responders (police, fire, EMS)
  • Childcare employees
  • Court and public safety workers
  • Active military, veterans, and Florida National Guard members

If your income falls within program limits (up to 150% of area median income) and this would be your first home purchase in the community where you work, there's a good chance you qualify.

How Much You Can Get — and How It Works

Eligible buyers can receive up to 5% of their first mortgage loan amount, with a minimum of $10,000 and a maximum of $35,000, to go toward:

  • Down payment
  • Closing costs
  • Pre-paid tax and insurance escrows
  • Upfront mortgage insurance premiums

Here's the part people love most: it's structured as a 0% interest, deferred second mortgage with no monthly payments. You don't pay it back until you sell the home, refinance, transfer the deed, or stop using it as your primary residence. On top of the assistance itself, eligible borrowers also get access to competitive first-mortgage rates and reduced fees on FHA, VA, USDA, and conventional loans.

The Catch: Funding Doesn't Last Forever

This is the part I always stress to clients: this program is funded in cycles, and once the money runs out, it closes until the next round opens. Previous funding cycles have been fully committed in as little as two to three months. That means timing matters — if you think you might qualify, it's worth checking availability and getting pre-qualified now rather than waiting.

A few other things worth knowing:

  • You can only use a Florida Housing down payment assistance program (Hometown Heroes, FL Assist, FL HLP) once in your lifetime.
  • These programs can't be combined with each other on the same purchase — it's one program per transaction.
  • You'll need to work with an approved participating lender to apply.
